SIV’s mission is to help establish and scale a resilient rental platform in Tier II cities in North and West Africa by:

      (i)
building small-scale, socially-mixed communities in or near urban centres to avoid ghetto formation and reduce                transport costs
        (ii)
renting to own and renting out housing units to low-and lower middle-income groups
     (iii)
developing urban designs empowering for women and girls in partnerships with local municipalities and the                 engagement of women, among other community actors
        (iv)
crowding in other private sector developers to build the rental platform
         (v)
crowding in local capital markets to provide long-term, local-currency funding
      (vi) building a Climate-resilience and green rental platform by introducing a green certification (IFC Edge certified)                 and a building a resilience index (BRI an IFC tool)
         (vii)
working with local MSMEs to strengthen and scale local industries and fuel economic growth

SIV rental platform will invest in assets for rent to own through "SIV DevCo" and for rent through "SIV RentCo".

A positive impact on communities

The SIV rental platform initiative is a two-staged social infrastructure development that will comprise the build of small-scale affordable housing projects and associated social infrastructure in designated areas by “SIV DevCo”, as well as a rental units by “SIV RentCo”.   

SIV’s will build small-scale (human-sized) communities in or near urban centres in secondary cities in Africa (Tier II cities), where, according to the World Bank, 40% of the world city population lives.

MARKET OPPORTUNITY

Africa’s population is forecasted to double to 2.5 bln by 2050.  
The continent has the fastest rate of urbanization with 60% of the population projected to be living in urban areas by 2050.
The deficit of homes in Africa is estimated at 50 mln units and growing.
Around 90% of Africa’s population is unable to buy a home and needs to rely on the informal rental market.
With 70% of global Co2 emissions coming from urban areas, the solution to
the climate crisis requires bold climate action in cities.

MARKET FAILURES

Private sector developers mainly target the higher-end/more profitable segment of the market, focusing on capital cities and economic hubs.
DFIs, institutional investors and (local) banks have mostly focused on economic infrastructure rather than social infrastructure.
Governments alone cannot meet the growing housing deficit.
Hence, there is a large need for a resilient affordable housing market to fill the gap.
